The Demand for Office Space Going Bullish In Shanghai

The demand for office building property is showing a strong momentum due to a shortage of supply, and the rate of rental is reaching record high in the last ten years.
In the recent four months, the rate of office rental at both sides of the Huang-pu River bank in Shanghai is continuing to go up, once reaching 1 US$/SM/Day, which is the highest level over the past ten years. As at the time, the figures of the Great China Region Property Index Report updated by the well known real estate and investment management consulting firm, Jones Lang LaSalle shows: the demand for leasing of office space in Shanghai tends to be extremely strong, since the demand is well over supply, and the market is quite bullish.
More specifically, the report reveals that, in the third quarter of this year, the average rate of rental for leasing of whole floor office space in the location of the Pu-xi (the west) side of the river bank is up by 4.3% from the level of the last quarter, reaching 0.86US$/SM/D, and 30% more if compared to the figure of the last year, while the figure in Pu-dong area is up 7% respectively, reaching 0.80US$/SM/D, and 19% up compared with the last year. The Chief Officer from the Shanghai Research Unit of Jones Lang LaSalle made such commentary as that: “the owners only need to hand over their keys to tenants, no more other things there, that are simply all as to let out all of their office building properties.
上海写字楼需求强劲供不应求 租金达10年最高
在最近4个月内,上海浦东和浦西的写字楼租金都继续上扬,最高已达到1美元/平方米/天,已达近10年以来的最高点。日前,国际知名的房地产服务及投资管理公司仲量联行发布最新的大中华区物业指数报告显示:上海写字楼需求强劲,供不应求,租金看涨。 这一报告显示,今年第三季度,上海浦西地区写字楼整层租赁的平均租金较上季度增长4.3%,达到0.86美元/平方米/天,比上年同期增长30%,浦东地区较上季度增长了7%,达到0.80美元/平方米/天,比上年同期增长19%。仲量联行上海公司研究部主管何迈可评价说:“业主只需将钥匙交给租户,不需要做太多的其他事情,就几乎能把所有的写字楼租出去。”(文/叶峰)
